A serviced office is a ready-to-use private office that you rent by the month from a provider. The fee usually covers furniture, internet, utilities and reception, so you move in without fit-out costs. This page covers what it includes, the published price ranges and the ACRA address rule. SingaporeCompanySetupGuide.com is an independent guide. We do not rent offices and we are not ACRA. If you send the quote form, we pass your details to suitable providers, and some pay us for introductions.

What is a serviced office in Singapore?

It is a furnished private room inside a managed building. The provider runs reception, cleaning, utilities and IT. You pay one monthly fee. Servcorp lists 24 hour access, use of its address on your website and materials, and a receptionist who answers calls among its features. Inclusions differ by provider, so ask for the list in writing.

How much does a serviced office cost?

Singapore providers rarely print one price, because rates depend on size and building. These are the published ranges we found and read.

Upflex and The Executive Centre both sell workspace, so treat these as market guides, not official data. Servcorp's page lists no monthly rates, so we quote none. Ask each provider for the monthly fee, any one-off setup charge, and what is billed on top.

What will a serviced office add to the bill?

Ask about each of these before you sign:

  • Meeting room hours beyond any included allowance
  • Printing, phone calls and parking
  • Mail handling, if not in the base fee
  • Admin or setup charges
  • Cleaning or utilities if billed separately
  • Any rent increase at renewal

Does a serviced office meet ACRA's address rule?

ACRA requires a company's registered office to be a Singapore address that is open and accessible to the public for at least three hours on each business day. A managed building with reception usually fits, but it is the company's duty, so ask the provider to confirm in writing that you can use the address as your registered office. Our registered address guide explains the rule and the penalty for failing to keep one.

If you only need the address and mail, compare it with a virtual office. A virtual plan has no room and costs much less.

What are the contract terms to check?

Term What to ask
Minimum contract Servcorp states one month. Others vary.
Notice period Upflex says serviced offices usually carry 30 to 90 days.
Security deposit Servcorp states 1 to 2 months, refundable if fees are settled.
Price lock Is the rate fixed for the term or reviewed at renewal?
Exit What state must the room be left in, and is there a fee?
Address use Can the company register the address with ACRA and use it on the bank form?

Upflex also notes that breaking a traditional lease early typically triggers a penalty of three to six months' rent, which is why many new companies start serviced.

Serviced office or conventional lease?

The Executive Centre sets the trade-off out this way. A conventional bare-shell lease is priced per sq ft but leaves you paying for fit-out, furniture, IT, deposits and reinstatement at the end. A serviced office is priced per desk or room and is ready to use, which suits a small team, a market entry or an unknown headcount. A serviced office is not automatically cheaper, only structured differently. Add up the whole term, not the monthly headline.

What else does a new company need besides the office?

An address is one piece. You also need a corporate secretary, a local resident director and a bank account. Banks may ask where the business operates, so read our business bank account guide before you choose between serviced and virtual. Your address will also appear on the ACRA business profile.

Questions people ask

How much does a serviced office cost in Singapore?

Upflex, a workspace marketplace, lists private serviced offices at S$1,200 to S$3,500 a month by size and location, and hot desks from about S$400. That is a published estimate, not a quote. Providers set their own rates, so ask for a written one.

Can a serviced office be my registered office address?

It can, if the address is open and accessible to the public for at least three hours on each business day, which is the ACRA rule. Ask the provider to confirm it allows a company to use the address as its registered office.

What is the difference between a serviced office and a virtual office?

A serviced office gives you a private room to work in. A virtual office gives you an address and mail handling only, with no room. If you need a desk or door, choose serviced. If you only need an address, a virtual plan costs far less.

What deposit do serviced offices ask for?

Servcorp states a security deposit of one to two months, refundable if all fees are settled. Other providers set their own terms. Ask what the deposit covers, when it is returned and whether any admin fee is deducted.

How long is the minimum contract?

It varies. Servcorp says its minimum is one month. Upflex says serviced contracts usually carry 30 to 90 days of notice, and monthly terms cost 15% to 25% more than 12 month terms. Read the exit clause before you sign.

Is a serviced office cheaper than leasing an office?

Not always. A serviced office bundles furniture, internet and utilities into one fee and avoids fit-out and deposits. The Executive Centre notes the rate per desk can be higher while the upfront cost is lower. Compare total cost over your term.
