A virtual office is an address service. You get a Singapore street address, mail handling and sometimes a meeting room by the hour, but no desk of your own. For most foreign-owned companies it is the cheapest way to meet the registered office rule.
This page is written by SingaporeCompanySetupGuide.com, an independent guide. We do not run virtual offices and we are not ACRA. If you request quotes here, we pass your details to suitable providers and some of them pay us for introductions that turn into clients.
What is a virtual office in Singapore?
It is a bundle: a registered address, a way to get your post, and usually a contact address for officers. Some providers add a phone answering line or a listed company name on a directory. None of that gives you the right to occupy space. If you need a desk, ask for a coworking or serviced office plan instead.
Can I use a virtual office as my registered address?
You can, provided the address meets what ACRA requires, checked :
- It is a Singapore address.
- It is open and accessible to the public for at least three hours on each business day.
- It does not need to be where you run the business.
ACRA lists a fine up to S$5,000 plus a default penalty for not keeping a registered office. Our registered address guide has the full rule and the penalty.
How much does a virtual office cost?
We only repeat prices we read on the provider's own page. VOffice Singapore published these on its home page in :
| Plan | Price | Stated inclusions |
|---|---|---|
| Self Collection | S$50 per year | ACRA registered address, contact address for officers, free self collection |
| Mail Forwarding | S$100 per year | Same, plus forwarding of post |
| Mail Scanning | S$100 per year | Same, plus scans of letters |
Pay-per-use extras on the same page: forwarding at S$3 for normal mail or S$4 for tracked mail, and scanning at S$2 per letter. The provider says its plans include a price lock on renewals. Other providers in the results price by monthly rate or by location. We did not read those pages, so we do not quote them.
Leftright Corporate separately lists a registered office address at S$245 per year, billed apart from its company secretary plans. The gap between S$50 and S$245 reflects what is bundled, so check the inclusions before you compare.
What should I check before I pick a provider?
- Opening hours. Ask who is present during the three-hour window. An empty lobby does not help you if ACRA or a visitor tries to call in.
- Mail rules. ACRA posts its letters to this address. Find out how quickly letters are scanned or forwarded.
- Registers. ACRA allows company registers to be kept at the registered office or at a corporate service provider's office. Ask whether the provider will hold them.
- Provider status. From firms that provide corporate services by way of business must register with ACRA as corporate service providers. See our page on choosing a CSP.
- Change fees. What does it cost to move to another address later, and how long does the provider take to release your mail?
Will banks and ACRA accept it?
ACRA accepts the address if it meets the rule above. Banks decide on their own. The usual documents for a company application include your ACRA business profile, and a bank may ask more about where the business operates. Read our business bank account guide before you buy, so you know what the bank will ask.
Is a virtual office enough on its own?
It covers the address. It does not cover a corporate secretary, a local resident director or accounts. Many providers sell all of these together. Compare the bundle against the cost of buying each part separately.
Ready to pick? Send the quote form on this page, say how you want mail handled and we pass it to providers that fit.
